Now under construction on the grounds of the historic Affton High School, The Village at Mackenzie Place will offer housing with supportive services to area seniors who wish to continue aging in the same community they have come to know and love.

Mackenzie Place brings the past and future together, combining historical preservation and new construction; when it’s completed, this 4.9-acre property will be the site of three distinct but connected buildings featuring 20 market-rate apartments, 34 rent-controlled apartments, and 36 rent-subsidized apartments specially designed for older adults.

The community director for The Village at Mackenzie Place, Nikki Clayton has been working with older adults for the last three years. She is a graduate of Southeast Missouri State University, earning a Bachelor of Science in Mass Communications and Public Relations and hopes to return to school to earn her MBA. In her free time, Nikki enjoys reading and singing on the praise team at her church.

Market Rate Apartments

When it’s complete, The Village at Mackenzie Place will offer 20 market-rate, one- and two- bedroom apartment residences located in the historic Affton High School building. Rental rates will vary according to floor plan and size.

Rent-Controlled Apartments

When it’s complete, The Village at Mackenzie Place will offer 34 one- and two- bedroom Low-Income Housing Tax Credit (LIHTC) apartment residences. To qualify, a resident’s income must fall at or below 60% of the median income for St. Louis County.

  • All utilities included in rent, other than cable and phone
  • Elevator access to both floors
  • 24-hour card-access security
  • Two floor plans to choose from: 735 sq. ft. or 900 sq. ft. Rental rates vary according to size.

Rent-Subsidized Apartments

When it’s complete, The Village at Mackenzie Place will offer 36 one-bedroom HUD 202 PRAC apartment residences. To qualify, a resident’s income must fall at or below 50% of the median income for St. Louis County. Rent is calculated at 30% of resident gross income after out-of-pocket fixed medical expenses.

  • Rent includes an allowance for utilities. (Residents are responsible for electric, phone, and cable.)
  • Elevator access to all three floors
  • 24-hour card-access security
